Services for Architects and Engineers

Our team and yours work together to quickly complete all of the Plan Check requirements from start to finish. We integrate our team during the most crucial phases of your project:

  • We help you create a complete package to submit to the Building Department for review. We can help you find the right team to obtain all the technical documentation required or we work with your team and subcontractors to help you meet the initial Plan Check checklist for any type of job or industry. (Architectural, Civil / Structural, Grading, Landscaping, Surveys, Drainage/LID Plans, Hydrology Report, etc.) Please ask us for a preliminary report that includes all plan check fees and building permit fee based on the job’s construction cost and a Bonus Estimated Project Timeline from start to finish.

  • Our intention is to obtain all the clearances needed to complete the verification process in a timely manner. We keep an extremely effective line of communication between all parties involved and we communicate diligently and professionally with the Plan Checkers, specially now that all Governmental offices are closed. We have really good relationships with all the Cities and Counties in Los Angeles and California.

    1. We review the mark-ups or redlined drawings / documents and provide you with a second set of eyes to help respond to all the comments and concerns addressed by the plan checker. We base our support to you on Building Code Research and Project Management and Expediting Experience in both Commercial and Residential industries.

    2. We go through every single department specified on your Clearance Sheet and we let you know what the City needs to see in order to approve your drawings as well as preparing a response letter to their redlined comments.

    3. We schedule zoom meetings with all parties involved and help you understand what the Plan Checker needs to see in order to approve your project. We also help you communicate with your subcontractors and where we need them to address certain issues through Adobe Acrobat directly on the revised or marked-up drawings.

    4. Once we are ready to resubmit, our intention is to receive NO comments back from the Plan Checker and 85% of our re-submissions come back with no or very minor revisions needed.

    5. We also help you obtain Covenants and Affidavits a lot faster than normal by utilizing our resources and recording these documents in just a few weeks vs. 8 weeks current wait time at the Recorder’s Office.

  • Once we complete the verification process and have obtained all the clearances needed. We coordinate with your Plan Checker to issue the RTI drawings or Building Permit. We help you obtain the paperwork needed from your contractor to pull the permit as fast as possible before we get to this final stage. We have helped many of our clients negotiate and find the right contractor for the job. We do extensive research on materials and we compare constructions bids for you as well.

  • During the construction process, inspectors often requests changes that need to be reflected on the Building Permit. Also, in most construction sites, things tend to change slightly. Obtaining the necessary changes on your original permits can be a bit frustrating if you do not know how to manage this process. We can easily navigate this process and we obtain any supplemental or express permits needed for any kind of roadblock you may be facing with the Original Permit, Electrical, Plumbing, etc. We can also schedule all of the necessary inspections you need at the job site before, during and after construction.

  • Finally, we help you obtain your CoO, complete all the inspections needed, and close all open permits.
