Change of use:
For this change of use project, we managed the conversion of the ground floor from an existing warehouse/retail space to an exhibition/gallery with a maximum occupancy of 298 at the ground-floor level. The project, located in a CRA area, involved navigating complex approvals including compliance with the Eng Process Fee Ordinance 176,300, securing sewer availability, adhering to "D" conditions, and processing the necessary ZA Case.
Change of use:
For this change of use project, we converted an existing two-story Type VB manufacturing/office building into an art gallery on the first floor and an office space on the second floor. Our team expertly managed the permitting process, ensuring compliance with the Eng Process Fee Ordinance 176,300, securing sewer availability, and adhering to the Specific Plan and ZI (Zoning Information) requirements.
Permit Expediting:
For this temporary outdoor mural exhibition, we collaborated with Art At The Rendon and SO|DA Architecture in the Downtown Los Angeles Arts District. The project involved utilizing a historically significant building, previously home to the Farmers and Merchants National Bank, which is slated for future restoration and structural retrofitting to be converted into a restaurant. Our role involved managing the logistics and permitting required for the temporary mural exhibition, ensuring compliance with local regulations and facilitating a seamless installation.
